Coral Springs developer approved to build 8-story apartment complex in Margate

A Coral Springs-based developer has gotten the green light to build an eight-story mixed-used development on an eight-acre parcel of land in Margate.

Margate City Commissioners quickly and unanimously voted to approve an agreement with White Oak Development Group LLC during a Nov. 5 commission meeting that lasted nearly seven hours.

As part of the plan, White Oak will purchase part of the land to build a 287-unit multi-family housing building, while Cocogate Partners, which currently owns the land, will retain a portion of it to build two additional buildings for commercial use.

The property sits on the northeast corner of State Road 7 and Coconut Creek Parkway.

Forty-one of the rental units will be set aside for moderate income affordable housing, with 21 of those to be reserved for “Hometown Heroes,” referring to those who work in health care, public safety, education, social services or other related fields.

Within the residential building, 136 units will be one-bedroom apartments, 135 will be two-bedroom apartments, and 16 will be studios, according to a presentation from the developer.

One building already exists on the site. Cocogate will build two other one-story buildings, each 5,500 square feet, on the 2.3 acres it’s holding onto after the sale.

The Margate commissioners moved the development agreement item up on the agenda and approved it at 1:30 a.m. on Nov. 6 with little fanfare.

“I do just want to say though, I am looking forward to that project,” Vice Mayor Antonio V. Arserio said. “Very much so. I’m glad we got to this point.”

“Situated on 7.97 acres, the property offers excellent access to all of the tri-county transportation links ideally situated on State Road 7 (441), South Florida’s North-South transportation network, with Florida’s Turnpike, I-95 and the Sawgrass Expressway in close proximity,” according to White Oak’s page on the project.

The property will also include a community pool, fitness center and a greenway along 441, the South Florida company said.

Construction is slated to begin in late 2026.
