New development planned near Coral Springs. Here’s how much homes will cost

PulteGroup, the third-largest homebuilder in the U.S., is making new moves in Broward County, announcing plans to build a 132-townhome community on the former Margate Executive Golf Course.

“We have a proven track record of transforming former golf courses into vibrant new communities across South Florida, and Coral Edge will be no exception,” Brent Baker, PulteGroup’s Southeast Florida Division President, said in an Oct. 21 news release.

Pulte has redeveloped three other golf courses in Broward County: Hillcrest in Hollywood, Oak Tree in Oakland Park and the Enclaves at Woodmont in Tamarac.

This new community will be situated near Atlantic Boulevard and Rock Island Road, in what the Pulte is calling a “prime Broward County location.”

Each home will have three bedrooms, 2 1/2 bathrooms and a single-car garage. The company’s news release indicated that homes will have a slight range in size, between 1,682 and 1,727 square feet, and are likely to start selling in the high $500,000s, with average prices expected to be in the low $600,000s.

The median household income in Margate is about $60,000, according to Census data.

Real estate site Redfin shows the median sale price of a home in Margate was $360,000 last month, which is higher than Data USA’s 2023 median estimate of $286,200 for property values but still below the expected starting price for units in the planned development.

Homeowners will also have access to the development’s pool, clubhouse, fitness center, multi-sport court and playground .

Interested home-seekers can sign up for updates on the development on the Coral Edge website. Properties are slated to begin going up for sale in mid-2026, with move-ins as early as the end of that year.
