Shopping center next to Coral Square Mall sells for $26.5 million, records show
A shopping plaza by Coral Square Mall has sold for $26.5 million, according to Broward County property records.
The Esplanade Medical Center, owned by Coral Gables-based Game Properties, sold the plaza at the corner of University Drive and Ramblewood Drive to The Esplanade AP, LLC, managed by Andrew Perkins in the care of the Law Offices of Scott A. Frank in Deerfield Beach.
The sale appears to have been finalized Oct. 31.
The deed transfer document hints the plaza is slated for redevelopment, with the 79,381-square-foot parcel referred to as the Coral Square Future Development Site II.
The Coral Springs News reached out to the buyer for more information on what plans are in store for the property. Game Properties said Nov. 4 that all the tenants have been notified of the sale.
“After owning Esplanade Medical Center for nearly 30 years as a family-run company, we’re pleased to hand over the asset to another family-run company who is ready to continue its legacy for many years to come,” the company said in a statement to the Coral Springs News.
“Our focus for the future continues to be retail properties in Miami-Dade County, where we’ve lived and worked our entire lives, where we can either serve as an owner or private lender given our expertise in this sector.”
According to the Broward County Property Appraiser, the plaza last sold in 1995 for $4.9 million. As of a recent assessment, the land and building combined are worth an estimated $11.9 million, so the $26.5 million price tag represents a major appreciation.
It’s not the only major real estate transaction to hit the block in recent years. Metropolitan Coral Springs, a 204-unit luxury apartment complex, was unveiled in September 2024 on the other side of the Coral Square shopping mall.
