Preleasing for Modera Apartments’ South Tower is now open to the public, according to a Tuesday, Oct. 21, news release from Mill Creek Residential .

The luxury mixed-use complex, part of the Cornerstone development in central Coral Springs, is located east of the new City Hall building and includes several dining and entertainment options in its retail space.

This portion of the project is over two years in the making. In the meantime, Cornerstone made headlines for a number of moves, including selling a portion of the property to the City of Coral Springs while facing a potential loan default in June, TAPinto Coral Springs reported.

According to multiple reports, including one from Coral Springs Talk, the property developers also received a $753,000 tax rebate from the city this summer, with the potential for more on the way as the South Tower nears completion.

The new phase is set to offer 353 homes, including multiple layouts for studio, one- and three-bedroom options. Monthly rent ranges between $2,000 and $3,565:

  • Studio: $2,000
  • One bedroom: $2,100-$2,620
  • Three bedroom: $3,135-$3,565

Amenities include a “resort-style” pool, fitness studio, community room and demonstration kitchen, conference room and rooftop deck. A multi-sport simulator will also be included in the South Tower.

Move-in dates are anticipated for the first week of December, according to Modera’s leasing website.

As of June 30, the company’s portfolio comprises 160 communities representing nearly 45,800 rental homes operating or under construction.
