Plans for 11-story apartment building, luxury gym up for review in Coral Springs

Two major proposed developments, an 11-story mixed-use apartment complex and a luxury fitness club, are working their way through the approval channels in Coral Springs.

Both are up for discussion at the city’s Architectural Review Committee meeting on Tuesday, Dec. 9.

The projects are going through the process to get site plan approval from the Development Review Committee, which includes getting feedback from the Architectural Review Committee on features such as the design, building materials and facade colors, according to Coral Springs Zoning Manager Elizabeth Chang.

One of the projects is called 32 Hundred, which will feature an 11-story residential building and a two-story commercial building at 3200 University Drive.

The owner, Brickell-based CADE Capital Partners, has submitted its plans for two rounds of feedback from the Development Review Committee, which also reviewed and accepted comments on the project Dec. 8.

The plan calls for the existing 17,705-square-foot Bank of America drive-thru and retail space to be demolished in lieu of a 300-unit apartment building that will wrap around NW 32nd Court, University Drive and NW 31st Court.

For residents, the building will feature a pool deck on the sixth floor, co-working spaces on the ground floor and other amenities. The building will have a five-story parking garage with over 350 spaces that the architects say will be hidden from street view by the pedestal of the building.

The new apartment complex will sit adjacent to the Modera buildings that anchor the Cornerstone downtown development at University Drive and Sample Road.

The second major project up for discussion is the site plan for the Life Time fitness club at 11801 Heron Bay Boulevard, on the site of the former Heron Bay golf course and clubhouse.

The company markets itself as more than a typical gym. The architectural firm described the proposed site as a “two-story, +/- 86,750 square foot athletic country club with accessory uses.”

Life Time is the contract buyer of two properties that now make up the roughly 13-acre lot, one owned by the City of Parkland and the other owned by the North Springs Improvement District, which is also turning part of the golf course into a nature preserve with the Parkland 17 Memorial.

The entire Life Time property is within Coral Springs city limits.

Plans show the building will include indoor and outdoor pickleball courts, pools, exercise studios, a cafe, work space, warm and cold spas, a wet suite, and other typical gym amenities.

“We are excited about this project and optimistic for full approval and breaking ground soon thereafter,” a spokesperson for the company told the Coral Springs News in an email. “Life Time continues expanding throughout South Florida, and Coral Springs & Parkland are a great area for us to bring our first athletic country club experience.

“With programming for those 90 days old to 90 years old, and wonderful amenities for fitness, recovery, rejuvenation and events, Life Time will serve the community in a wonderful, new way.”

So far this year, the Development Review Committee has gone over two rounds of comments on Life Time’s site plans.
